CANCELLATIONS
We don’t like charging cancellation fees but as a very small family-run business with a limited number of rooms we need to cover the lost income when a room is cancelled. Cancellations are best avoided. Unlike a large hotel, B&Bs cannot easily absorb the cost of last minute cancellations or no shows. They may have turned down many reservation requests in order to ensure that a particular room is there for you. We recommend trip insurance to all our guests to protect their travel investment. Things do go wrong, family members get sick, float planes get grounded, ferries arrive late, missed flight connections, and many others too numerous to mention. You are financially responsible for all nights booked.

If your reservation is cancelled at least 60 days in advance of the scheduled arrival date, a refund of your reservation deposit less a cancellation fee of $50.00 is required. When a cancellation request is received 59 days or less in advance of the scheduled arrival date, you will be charged for the entire cost of the reserved night(s) If we are able to re-book the room for the reserved nights, we will gladly refund your payment less the $50 cancellation fee. This is why we encourage our guests to purchase travel insurance. Failure to cancel your reservation, or a no show, will result in charges for all nights of your reserved stay. Cancellation requests are always confirmed by the innkeeper via e-mail or phone. A request to change the date/move a reservation is considered a cancellation request because we are potentially losing the ability to re-book that room and all policies will apply.

Group Reservations/Cancellation Policy: A group reservation is when parties who are traveling together book two or more rooms at the same time, for the same period of time. Upon booking your stay, we will process 50% of your stay/reservation total. This amount is non-refundable and will be forfeited upon cancellation at any time and for any reason. A credit toward a future stay will not be provided. We regret that no exceptions will be made to this cancellation policy.

RATES
Rates are based on double occupancy (two guests in each guest room), additional guest fees of $50 per person, per night, are required. These rates are subject to change without notice. We are unable to accommodate small children under the age of 12. Please let us know in advance the number of people when making the reservation. Room rates do NOT include the 5% City sales tax or the 9% City room tax.

SMOKING
Due to the historic nature of our building, and for the safety and comfort of all of our guests, we do not allow smoking, fireworks or incense/candle burning in any of our guest rooms. Inn guests smoking in the house will be charged a minimum $200 fee and up, to return any room to a non-smoking status. Smoking is allowed outdoors.

CHECK-IN TIME
Rooms are available for Check-in from 4:00 p.m. to 7:00 p.m. However, guestrooms may be available earlier, and guests are welcome to check-in in early when this is the case. It is imperative that we have your arrival time at the Inn. We do not wait around for people to show up, especially on a sunny day. Otherwise, you can relax on the front porch. You can always leave your luggage if your room is not ready upon early arrival. Small cruise ships have their passengers off the boat by 9:00 am as a rule. So plan accordingly. Check out time is 11:00 am.

MINIMUM LENGTH OF STAY
In June, July, August, and September, we require a 2-night minimum. Holidays and Special Events may require longer minimums during the summer. Call for details, as smaller slots may become available. Seasonal demand may affect the minimum length of stay requirements on weekdays.

ONLINE RESERVATION & THIRD-PARTY BOOKING AGENTS; OTAs
We recommend that you reserve with us to receive the best rate, but you may use third-party agents such as Booking.com and Expedia. However, they are NON-REFUNDABLE and should you need to cancel your reservation, you must go back through their booking website. Additionally, if you reserve through a third-party, and there is a problem with your reservation, we have no way to contact you directly, only the online travel agent does. OTAs do not give us your immediate contact information. It is up to you to provide us with your contact information.

When booking through Third Party Booking services such as Expedia, Booking.com, etc., a full prepayment of 100% of the total fare is required for all reservations regardless of the length of stay.

Dietary Restrictions
We are able to accommodate some dietary restrictions if notified in advance of your stay. Please let us know when making your reservation. Finding out at the breakfast table is too late.

Parking
There is limited off-street parking at the Inn. On-street parking is available for up to 72 hours. We recommend not renting a car as everything is an easy walk from the Inn. Also, most tour companies have shuttle vans that will pick you at or near the Inn for your tour.

Shoes
One of the wonderful things about coming to a Bed & Breakfast is that it provides you with the opportunity to experience the culture of that country first hand. While we understand that it is not the case in all States and countries, in Alaska, removing one’s shoes when one enters a house is standard practice. We think you will find the atmosphere of our B&B quite relaxed and just like home. We are the largest temperate rain forest in the northern hemisphere; shoes are always wet and muddy. We appreciate your understanding.
